Many thousands of homeowners are at risk of losing their homes as a result of mortgage foreclosures in the immediate future. Foreclosure of a family’s home often represents the loss of the family’s most valuable financial asset, and foreclosures undermine the health and economic vitality of neighborhoods;

 

Foreclosures result in the loss of millions of dollars in assets, not only those of the homeowners who are the victims of foreclosure, but also in terms of the property values of homes located in the vicinity of foreclosed properties, as well as millions in additional costs to state and local government for the loss of property tax revenue. According to a report issued by the U.S. Government Accountability Office (GAO) in October 2007, The Tri-State experienced an increase in residential mortgage foreclosure start rates in excess of 50% over the prior two years and the GAO found that defaults and foreclosures on mortgages have a significant economic impact on homeowners, lenders, and neighborhoods.

 

In order to preserve properties and their values P&V secures and adequately protects vacant and abandoned properties throughout default, foreclosure, and conveyance by offering a multitude of services and abiding by FHA preservation guidelines when needed. We monitor property condition utilizing inspection results and information from our contractors, and also through our partnerships with cities across the States. P&V maintains contact with code enforcement offices to proactively monitor and correct violations issued or pending on properties managed by our clients. We work with our contractors to ensure they are knowledgeable in the various Investor/Insurer requirements and are completing work within agreed upon timeframes and requirements, providing supporting photo documentation of all information reported and services completed, and utilizing the most cost-effective procedures to help eliminate out-of-pocket expenses for our clients.
